Can I use my VA loan more than once?

One of the most common questions I hear from veterans and active-duty service members in the Tulsa area is: "I used my VA loan on my last home — can I use it again?" The short answer is yes. The longer answer involves understanding how your VA loan entitlement works, and it's one of the most valuable benefits you may not fully realize you still have.

Your VA loan benefit isn't one-and-done

Unlike some people assume, the VA loan isn't a one-time perk. It's an ongoing benefit tied to your military service. You can use your VA loan multiple times throughout your life. After over 30 years in real estate and hundreds of transactions, I've helped many veterans buy second, third, and even fourth homes using their VA loan benefit.

The key is your "entitlement" — that's the amount the VA guarantees on your behalf. When you pay off one VA loan in full, your full entitlement is restored. That means you can apply for another VA loan with no down payment, just like the first time.

What if I still have a VA loan on my current home?

Here's where it gets interesting. You can still use a VA loan to buy a new home even if you haven't paid off your current one. The catch is that your remaining entitlement is tied to the first property, so the amount the VA guarantees on the new loan may be reduced.

In practical terms, this often means you might need a small down payment on the second home — but it's usually much less than what a conventional buyer would put down. For many of my military clients, the math still works out heavily in their favor. I work with lenders who specialize in VA loans and can walk you through the exact numbers for your situation.

The VA funding fee: what to expect

Most VA loan borrowers pay a one-time funding fee at closing. This fee helps keep the program sustainable for future veterans. Here's what to know about the amounts:

  • First use with zero down payment — the funding fee is approximately 2.15% of the loan amount
  • Subsequent use with zero down payment — the fee increases to approximately 3.30%
  • If you put 5% or more down — the funding fee drops to approximately 1.50%, whether it's your first use or a subsequent use
  • Veterans with a service-connected disability rating of 10% or higher — you are exempt from the funding fee entirely

Let me put that in real numbers. On a $300,000 home in Broken Arrow or Jenks using a VA loan with zero down, a 3.30% funding fee on a subsequent use would be roughly $9,900. That fee can be rolled into the loan so you don't have to pay it out of pocket, which is something I help my clients coordinate with their lender.

How this plays out in the Tulsa market

The most common mistake is assuming the VA loan is only for first-time buyers. I've seen veterans skip their VA benefit entirely and go with a conventional loan because they didn't realize they could use their VA loan again. That decision can cost thousands of dollars in extra down payment and monthly PMI.
